Macgregor looked at ESPC data for all property sales in Stockbridge and Canonmills, Edinburgh between 2018 and January 2021 (most recent available) and compared them against New Build developments nearby.

New Build property in Stockbridge and Canonmills has increased in value 14.9% since 2018, compared to a decline of -1.0% for all property. This data shows there is a significant demand for luxury new build property in prime areas of Edinburgh such as Stockbridge and Canonmills. 

Michael Hodgson, Director at Macgregor, said ‘We expect the increased demand for prime new build properties to continue as buyers prefer the peace of mind that comes with a new build property, especially the ten year warranty. Buyers also like the ease of new build property, including furniture packages and underground parking – and are happy to pay a premium to secure this in a prime location’. While there has been strong price growth for new build developments, there may be bargains to be had when a development is nearing completion.
